Get The Facts First

Have Your Driven By ?
You can view any home listed for sale. First drive by the property. Please make a note whether the home is presently occupied (check the home description - "lockbox" notes).
If it's occupied, please do not disturb the tenant(s), just get a curb appeal impression and check out the area. If the house is not occupied, feel free to get out of the car, walk around the house, see as much as you can through the windows, owners try to keep the blinds up.
Find The Lockbox
Some homes available for sale may have a lockbox holding the key to the front door of the home. The lockbox is usually located either on the front door, on the outside water faucet, on a gas meter, or a garage door. (This is not the same as Realtor lockbox - some of the homes may have both). The exact position of the lockbox is noted in the individual home listings.
Use The Code
The lockbox requires a combination code to open it. The code shall be set by turning the knobs on the lockbox. Once the code is set, simply shift the sliding plate to extract the key. (If you don't have the code, you probably have not submitted your Rent-to-Own pre-approval form yet.)
Done? Lock It Up
After you have walked through the property, please don’t forget to lock up the house, insert the key back into the lockbox, and shift the sliding plate back into the closed position to lock the key. Then be sure to turn each knob away from the code position.
Lockbox Code Updates
The lockbox code is updated on a weekly basis. In order to prevent an unauthorized entry into the property we shall give out the code only to those prospective buyers who provided us with basic information about themselves on the Rent-to-Own pre-approval form.
